Poulsbo planning director outlines pipeline: Pinnacle, Viking commercial, Suquamish Care Center among projects ahead

At the July 28 meeting the planning director summarized several major projects in review and upcoming land-use items the commission can expect later this year.
The director said the Pinnacle project, visible from SR 305 near the Johnson Roundabout, is under staff review and currently proposes roughly 138 detached single-family homes (revised from about 151); staff expects a substantial public turnout when that project is scheduled. The Viking Commercial project is under site-plan review and proposes three new commercial buildings totaling about 15,000 square feet along Viking Avenue, near Fishline. The Noren Villare site plan and Poulsbo Place proposal includes 62 primary units and 22 attached ADUs (84 units total); staff noted this is the first local proposal to pair ADUs at that scale. The Suquamish Care Center application is a conditional use request to convert a fenced site on 7th Avenue to a medical-office facility offering opioid treatment, primary care, dental care and behavioral-health services; that application is in the notice-of-application comment period and will be decided by the hearing examiner. The director also reported receipt of a development agreement for approximately 75 townhomes at SR 305 and Viking Avenue that will require council action on a development agreement before land-use review can proceed.
The director said staff will keep the commission updated as applications progress and that some items — particularly those with broader impacts — may warrant study sessions or larger public outreach.
