Committee approves zoning‑definition updates for manufactured and modular homes
Summary
The committee unanimously approved updates to Chapter 49 that add separate definitions for manufactured, mobile and modular homes, clarify home‑occupation categories and correct use‑table inconsistencies; staff said modular homes are permitted under building code while manufactured (trailer) homes remain unpermitted.

Tracy Vasek, zoning and planning director, told the committee staff had identified several undefined or unclear use categories and was presenting a set of clarifying definitions and minor table corrections to Chapter 49. "We are adding a definition for manufactured home, mobile homes and modular homes," Vasek said, explaining the intent is to distinguish modular homes (already permitted under the building code) from manufactured homes (not permitted under the current zoning ordinance).
The text also clarifies certain home occupations (direct sale, product distribution and mail order) and removes inconsistent entries in the use table so permitted uses are clear. Committee members asked one clarifying question about the Downtown Core abbreviation; the committee approved the ordinance 4‑0 and staff said broader definition work will continue over the next six to 12 months.
