ZBA approves dormers, screened generator for landmarked Oldstone Highway house

Member Kiley told the board the property is a David Miller House that is both locally and state landmarked and predates zoning. Kiley and other members said the dormers are small, will not alter the house’s historic character, and that the generator is located in a naturally screened area. "There are a total of 27 square foot additional GFA, which is very minor," the Vice Chair said during deliberations.
Board members agreed the proposed work met variance and NRSP criteria given the site's constraints, the mitigation recommended by the Planning Department, and the absence of immediate impacts to neighbors or wetlands. The board approved the application with conditions recommended by staff and noted the ARB had reviewed aesthetics separate from the ZBA's jurisdiction.
