The Planning Commission on Jan. 13 approved the Parkridge preliminary plat for a 5.85-acre site that proposes 57 residential units (21 townhomes and 36 other units) across three parcels at 979 W 300 S, 950 W 400 S and 998 W 500 S.
Assistant City Manager Braeden Christofferson told commissioners the application had lapsed from a prior submission and that earlier approval had been denied for insufficient secondary access. Staff emphasized the current approval is contingent on securing a compliant second access; without it, code limits restrict development to 25 units on a single access. The commission conditioned approval on parcel consolidation and coordination with Public Works to establish a second access meeting city standards.
Samantha Chapoose moved to approve the preliminary plat with those conditions; Brittney Young seconded. The motion passed with Chair Stephen Lytle and commissioners Chapoose, Balch, Bancroft, Todich and Young voting in favor.
Staff and the applicant must resolve access and consolidation issues before final plat processing and any increase above 25 units can proceed.
