Planning Commission approves American Dreams preliminary plat for mixed single-family and tiny homes

The Vernal City Planning Commission on Jan. 13 approved the preliminary plat for the American Dreams subdivision at 256 East 600 South, a partnership between Vernal City and the Uintah Basin Association of Governments to provide self-help housing.
Assistant City Manager Braeden Christofferson told commissioners the phase-two plat shows an inverted U-shaped internal road, four standard single-family homes and seven tiny homes, with proposed lot configuration, utilities and easements submitted and found in compliance with Utah State Code and Vernal City Code. Christofferson said engineering, surveying and architectural work for the plat were completed and the phase was nearly ready for final approval pending this preliminary approval.
There was no public comment during the hearing. Commissioner Ryan Balch moved to approve the preliminary plat; Samantha Chapoose seconded. The motion passed with Chair Stephen Lytle and commissioners Chapoose, Balch, Bancroft, Todich and Young voting in favor.
The approval advances phase two toward final platting and build-out; Christofferson noted four homes from phase one were nearly complete. Next steps include final plat processing and continued coordination with the Uintah Basin Association of Governments on construction and program delivery.
