The Building Board reviewed and approved the site and landscape plans for 1105 Red Barn Lane (Red Barn Lot 7). The lot's proposed total impervious surface coverage is 32.9%, exceeding the subdivision's 30% maximum; the design relies on a pervious paver driveway. Zoning and Planning Administrator Sowl explained that Section 335-12 of the Village Code allows up to an additional 3% of hard surface coverage when pervious pavers are used through a conditional use permit process and that the conditional use permit application has been submitted and scheduled for the August Plan Commission agenda followed by Village Board review.
Sowl and the project's engineer said each project exceeding coverage must be reviewed and signed off by both the Caroline Heights stormwater engineer and the Village engineer, including updated modeling of subcatchment loads. Sowl said a maintenance plan and survey grading plan for the permeable paver system "will be recorded against the property," ensuring future owners are notified of maintenance responsibilities. The Board voted 5-0 to approve the site plan and separately approved the landscape plan.
