Staff reported the City Hall tuck-point (masonry) repair came in well under the estimate and proposed reallocating remaining funds to replace a large rooftop HVAC unit that staff said is at risk of failure. One staff member described the rooftop unit as "circa 2011" and said a contractor will provide a crane price to remove and replace the larger unit, while smaller rooftop units also need attention.
The presenter said the city has not historically used service contracts for HVAC units and proposed a quarterly maintenance program going forward to avoid reactive, emergency repairs. Committee members asked staff to prepare a general-fund and capital revision for the next meeting if needed and to return with contractor pricing and scope details.
