The Crossroads of Gallatin Phase 2 final master development plan (about 25.35 acres, PGC zoning) was presented to the planning commission with staff and engineering noting the project is largely consistent with the previously approved PMDP but needs finalized traffic analysis before a vote.
Engineering reported their consultant provided comments and that the applicant should receive those comments imminently; "The applicant should be getting those today or tomorrow," engineering said. Commissioners asked for clarification about Phase 1 being deferred because the TIS was incomplete and discussed sign heights and sidewalk connections to nearby ADA ramps and Vietnam veterans memorial pathways.
Staff emphasized that the TIS will need approval before the voting meeting and that phase sequencing may require Phase 1 and Phase 2 to be considered together at the voting session. No vote occurred at the work session; the developer and engineering will coordinate to resolve the traffic comments prior to the formal hearing.
