The City of Grand Prairie Zoning Board of Adjustments and Appeals met on June 15, 2026 and voted unanimously (8–0) to approve four applications presented by planning staff: ZBA26050028 (602 Weeda Drive — special exception and side-yard setback variance for a 384-square-foot carport), ZBA26050029 (534 Saint John's Way — reduce SF-2 front-yard setback from 30' to 20'), ZBA26050030 (2305 January Lane — side-yard setback variance for a ~955 sq ft rear addition), and ZBA26050031 (434 Motley Street — lot-depth and front-yard setback variances for a proposed duplex, approved with staff conditions requiring replat and Transportation-approved driveway configuration).
The board also approved the minutes from the May 18, 2026 meeting by an 8–0 vote. Staff presentations emphasized that the properties at issue are older platted lots (dates cited back to 1940s and 1955), that proposed changes mostly address hardships from lot shape or previous development standards, and that staff does not object to these requests. No returned mailed-notice responses in favor or opposition were recorded for the items as presented; staff reported the number of mailed notices for each case in the record.
No citizens offered comments during the public-comment period and the chair adjourned the meeting. The approvals permit applicants to proceed to the city's permitting and replat processes where required.
