Board finds topography and utilities justify front-yard reduction at 534 Saint John's Way

The Grand Prairie Zoning Board approved ZBA26050029 by an 8–0 vote to allow a 20-foot front-yard setback for new single-family construction at 534 Saint John's Way.
Staff told the board the lot was platted in 1955, has a narrow, curvilinear frontage on a cul-de-sac, and presents significant topography (about a 10-foot slope) plus utility constraints including a fire hydrant, a storm inlet, and an 18-inch storm line along the northern boundary. "In this case I believe that we really have a real hardship," the staff presenter said, and concluded that literal enforcement of the zoning ordinance would create an unnecessary hardship because of the topography and utilities. Staff reported 26 mailed notices with no returned responses in favor or opposition and recommended approval.
Cohen Schnur, who identified himself as representing the property at 534 Saint John's Way, attended to answer questions. Board members raised standard issues about runoff and driveway routing; staff said runoff would go to the street and into an existing storm inlet. The board moved, seconded, and approved the variance 8–0.
Staff characterized this as reasonable infill development for a lot that has been vacant since it was platted. If approved, the applicant may proceed through the city's permitting and construction review process.
