Steven Reager, principal of Reager Homes and BRH, presented a multi‑lot variance package for the proposed LaGrange Town Center North and said the team has worked with the planning board for years to reconcile the Town Center Business (TCB) rules with site constraints. "Over 50% of our site is gonna be preserved as open space and protected by a conservation easement," Reager told the board.
Engineer Anthony Guccione said the site covers about 63 acres, with 37.7 acres at the perimeter proposed as permanent conserved open space. Attorney Jennifer Van Tile said the application requests variances across four general areas covering nine buildings. She described a 26‑foot setback variance on a corner lot where two front yards make compliance impractical and detailed several larger variances in the central Park Square area (examples cited during the presentation included requests of 17 feet, 109 feet and 118 feet where buildings are placed around internal green space and to avoid disturbing the Beekman patent wall).
Board members and staff heard public questions but took no final votes; staff agreed to draft resolutions grouping the variances as presented for the board's consideration at the next meeting in September.
