The applicant requested substantial increases in sign area and height (pylon 65 ft requested; staff recommended 60 ft) and asked to allow internally illuminated panel signs and steel as a material; staff recommended masonry for the pylon base, reduced pylon height and a landscape buffer along Centerville to mitigate corridor impacts.

Developer and signage representatives said the consolidated pylon is intended to improve visibility from the interstate and unify multiple tenant identities; they noted reciprocal easement agreements constrain where large buffers can be placed but offered parkway plantings and additional Broadmoor landscaping. Commissioners negotiated a requirement that the pylon include masonry components at grade with steel above, reduced the pylon height to 60 feet per staff recommendation, approved the larger attached sign areas (front 715 sq ft, rear 460 sq ft) and required staff‑applicant collaboration on a feasible Centerville buffer.
