Plan Commission approves 15‑year SUP for RTI Snacks at 201 Range Drive

The Garland Plan Commission voted unanimously June 8 to approve a 15‑year specific‑use provision allowing RTI Snacks to operate a food‑processing and storage operation in Suite 201B at 201 Range Drive. Applicant Sean Patel told the commission his company had completed cleanup work and a Phase‑1 environmental site assessment before purchase and plans to expand from roughly 13,000 to 45,000 square feet for manufacturing and wholesale distribution.

Patel said the building had been vacant and deteriorated and that his team has made “a lot of time as well as capital really cleaning up the building” and added facade enhancements. Staff planner Stuart Starry recommended a 5–8 year SUP but commissioners supported a longer term to encourage reinvestment; Commissioner Duckworth moved for 15 years and the motion passed unanimously with conditions that all architectural and landscaping improvements be installed within one year and that staff craft an enforcement mechanism if requirements are not met. “We've had our eyes on 201 Range Drive for a couple years now,” Patel said in support of the project.

The commission clarified that the SUP would apply only to the red‑lined suite and not to other tenants in the multi‑tenant building, and staff said the planning department would track the SUP conditions and expirations. The approved conditions also encourage drought‑resistant plantings and require the specified six facade design elements and the installation of 32 shrubs and two canopy trees along Range Drive.
