The 1-acre denial passed first; the commission then took up and denied the larger parcel.
Commissioners discussed whether approving only the 1-acre change would enable the owner to relocate a machine shop and whether the larger 49-acre conversion would allow much broader commercial use. Staff said some existing adjacent parcels already carried Rural Commerce designations but cautioned that split zoning could be problematic. Commissioners questioned potential truck operations, building footprints and water/sewer capacity. After motions to deny each request, roll-call votes recorded approval of denial for both parcels.
