Applicant revises 232 Country Way plan, adds 16 native plantings as mitigation

Paul Gunn, project engineer with Morse Engineering, presented revisions to the continued application for 232 Country Way, describing site adjustments requested after the July hearing. Gunn told the commission the erosion-control barrier was extended 20 feet, the rear-yard soil stockpile was moved outside the 50-foot buffer, and a previously impervious 303-square-foot area would be removed and converted to a mitigation area with 16 native plantings.
"We've moved the rear yard soil stockpile outside of the 50 foot buffer zone, And we've revised the 303 square foot area of impervious parking to be removed to be a wood chip mitigation area with 16 native plantings," Gunn said. Commissioners thanked the applicant for the revisions but several members said the commission historically preferred a 2:1 mitigation ratio in the 50-foot buffer and asked whether the applicant would consider adding more plantings. Gunn agreed to revise plans and confirm the planting details and species, and staff said the condition could require plantings before occupancy and inclusion in as-built documentation.
The commission voted to close the matter with the added condition language ensuring the older enforcement plantings remain and that the new mitigation area and plantings are included in as-built plans.
