Council approves Community Center renovation GMP and funding plan totaling up to $7.02 million

Project Manager Todd Wallace told the Council that the Community Center sits on a roughly 4-acre property and has about 10,000 square feet of indoor space. The full-scope design includes structural repairs, roofing and truss work, new HVAC/electrical/plumbing systems, ADA-compliant restrooms and access, a new fire alarm and sprinkler system, enclosure of the patio (adding 2,153 sq ft), a 1,009 sq ft banquet room created by a movable partition, and a 70 sq ft kitchen expansion.
Caliente Construction produced a Guaranteed Maximum Price (GMP) of $6,508,547 after soliciting subcontractor estimates; staff identified variances from a prior 60% estimate and proposed funding by delaying FY27 CIP projects totaling $1.35 million, transferring $670,380 from general fund contingency, and using the existing $5 million CIP allocation for a total available funding package of $7,020,380. The Council approved execution of the Caliente cooperative purchasing contract, authorized up to $511,833 for additional related costs, and approved total project costs not to exceed $7,020,380. Vote: 7–0.
