Council approves rezoning of small downtown lot on North Kentucky to townhome district

The City of McKinney approved a rezoning request for a roughly 0.3-acre parcel at 1001 North Kentucky Street, shifting the lot from neighborhood business zoning to TR1.8 townhome residential.
Lucas Raley, the city’s director of planning, presented the staff recommendation and explained the parcel sits in downtown and would better match the adjacent townhome/residential pattern. "This property is approximately, 0.3 acres, located again at 1001 North Kentucky Street," Raley said while walking council through zoning maps and constraints related to lot shape and alley access. Raley told council that Planning & Zoning had unanimously recommended approval.
No applicant was present to speak. Mayor Pro Tem Feltus moved to close the public hearing and approve staff’s recommendation; the motion was seconded and carried by voice vote. Raley said any future site plan would be reviewed under the TR1.8 standards, including applicable parking requirements and any downtown overlays that could affect parking counts.
