The Historic Landmarks Commission voted to approve exterior alteration request EX2509 from Astoria Waterfront Group LLC to repair and update the commercial building at 1511–1535 Commercial Street.
Staff recommended approval with conditions after presenting the history of the structure (originally the Lane and Feldman buildings, built in 1923 and designated historic in 1998) and proposed work that includes new windows, roof repairs, lighting, masonry repair and repainting. In presenting the staff report, Amanda Barone said the project “meets the applicable criteria and staff recommends approval with the request as conditioned.”
Commission discussion focused on preservation of historic character and practical constraints. Commissioners asked for clarity on signage and the earlier parking exception; staff confirmed the prior parking exception reduced off‑street requirements and that sign permits and a detailed lighting plan must be submitted prior to occupancy. A motion to adopt the findings and conclusions in the staff report and approve EX2509 was made and seconded on the record; the commission voted in favor by voice.
The commission and staff noted procedural next steps: the HLC order may be appealed to the city council within 15 days of mailing and the building permit will be void after two years unless substantial construction or use has begun (the Community Development Director may grant one one‑year extension on request).
