Huachuca City’s council met in a work session on Jan. 29, 2026, to consider allowing tiny homes and accessory dwelling units (ADUs) within town limits. Mayor Johann R. Wallace moved and Christy Hirshberg seconded a motion to open the item for discussion; Dr. Jim Johnson presented an ADU recap to the council.
The presentation outlined specific draft parameters for ADUs the council may consider. Key details presented included classifying tiny homes as ADUs, lowering side yard setbacks from 7 feet to 5 feet or 3 feet, and allowing only one ADU per single-family lot. ADUs could be attached or detached but must be accessed from the street (not the alley), may not be subdivided or separately owned from the primary dwelling, and were limited to no more than one bedroom under the presented guidance.
Dr. Johnson’s recap also specified infrastructure and design constraints: ADUs would have to be served by the same water, sewer and electric providers and meters as the primary house (no separate meters), have a separate and independent entrance from the primary house, meet the same design standards as the primary house, and the primary house must meet minimum property/building maintenance standards before an ADU could be approved.
The council discussed these options but the minutes do not record a final zoning change, ordinance number, or vote on ADU regulations. The item was opened for discussion and may return to a future council meeting for direction or formal action.
