Council approves Karl Malone Powersports final PUD with restrictions on pylon signs

After a presentation from the planning department and comments from the applicant, Monument's council approved the final PUD for Karl Malone Powersports at Terrazzo Baja.
Senior planner Jenna Gorny summarized the proposal: a two‑story building with 15 service bays, a parts and wash area, a showroom and a screened, secure outdoor storage area for recreational vehicles. Gorny said required technical reports — traffic, drainage and geotechnical — had been reviewed by the town engineer and recommended conditions were available. She noted the applicant proposed an 80‑square‑foot monument sign that conforms to Section 18‑0‑6‑3‑10 of the land development code.
Applicant representative David Hicks described the development strategy and economic expectations: "We anticipate this dealership being somewhere in the 25 to $35,000,000 revenue, annually," he told council. Council members pressed about lighting, sign illumination after hours, detention design and Lot 9's remaining vacancy. Staff and the applicant said shared access and road extensions are planned as part of the Terrazzo development.
One motion to approve included two conditions: require Lot 9 to return with an independent final PUD if developed and restrict pylon signs for the project. Council approved the ordinance 7–0 and celebrated the milestone; the applicant said steel materials were staged and groundbreaking was imminent.
