Attorney Russell Jackson told the board the lot has a long, irregular history of merged parcels and that the proposed project would move an existing two‑family use into a new building while leaving the original structure as a one‑family. "We're not asking for any variances in relation to the structure," counsel said; the request concerns only the land area shortfall.
The board adopted staff findings and approved the petition subject to a condition that the existing primary structure remain a single‑family dwelling unless the owner returns to the board. The vote was unanimous. The decision requires project commencement and substantial completion within 12 months and payment of public‑notice invoices before recording.
