Repeated bay‑door failures prompt repairs and legal questions for Norfolk station
Summary
Facilities staff reported multiple overhead‑door problems and one catastrophic failure; HQI inspected, Door Systems (installer) and Kopay (manufacturer) were engaged, and the committee approved short‑term repairs while asking staff to pursue installer accountability and a stronger maintenance plan.

Facilities staff told the committee that HQI performed an inspection and identified several issues with the overhead bay doors; HQI is the dealer rep for the manufacturer Kopay. Staff said Door Systems (installer) had been contacted but that HQI or an alternative maintenance contractor will proceed with immediate repairs to the most heavily affected door. “We need the doors working so that’s why we’ve already engaged HQI for door 1,” the staff member said, adding that a replacement section, track, heavier hinges and rollers have been ordered and that some repairs will proceed at cost to the project.
Committee members pressed for clearer accountability from the installer and for a long‑term maintenance plan. One committee member described the situation as “incredibly frustrating” and raised safety concerns after a near‑injury during a failure; the staff member said the repairs already approved are roughly $6,000 and that he would follow up with the installer and legal counsel if installer performance remained unsatisfactory. The committee asked staff to return with the installer’s assessment and any recommendations on whether the building project should pay to remediate other doors if initial repairs prove effective.
