The ADLC Board of Adjustment approved a variance allowing Robby Gunderson to construct a new activity center inside Highway Commercial Development District setbacks, contingent on county requirements and rerouting an 8-inch sewer main that currently crosses the property. Planning staff noted one formal comment from ADLC Road Foreman Wayne Wendt that “8-inch sewer line will have to be rerouted before construction.”
Gunderson described the property as underused and said he hoped to build a 3,000–5,000-square-foot activity center; he said he has discussed engineering options to realign the sewer main and estimated relocation costs at roughly $25,000–$30,000. He told the board he would pursue realignment with engineers and DEQ submittals; the board approved the variance and noted the county’s protections and requirements will govern the sewer relocation and final building placement.
