Commission splits hotel approval at 181 Bellevue; votes on design carry, siting fails

The commission heard a lengthy presentation on the proposed 181 Bellevue hotel. Architect Justin Heady described multiple revisions since the project's first hearing and listed changes intended to reduce massing and improve the pedestrian environment, including moving the building back from Bellevue and William streets, widening sidewalks and adding street trees. He said: "We initially had 92 rooms, dropped to 91, and then it's now at 86." Preservation expert Ronald Anorado and counsel stressed compatibility with surrounding context and the pedestrian improvements the project would create.

Commissioners praised the design elements but were sharply split on siting. After a procedural split, the board voted to approve the design and materials (new construction standards) while taking a separate vote on siting; the siting motion failed by a divided vote (3–4), with commissioners citing concerns that the building creates a visually heavy corner and could produce a canyoning effect down William Street. The applicant indicated it will consider next steps including possible appeals or further design/zoning discussions.
