The ADLC Board of Adjustment on April 23 approved a variance requested by Robert and Theresa Orrino to build an addition within the five-foot side setback in the Medium Density Residential Development District. Planning Director Carl Hamming told the board the applicants propose building as close as roughly 2–3 feet from the property line instead of the required 5 feet, and staff recommended modifying the variance to match the existing garage wall/eave distance once that measurement is confirmed prior to demolition.
Hamming told the board, “we will just need to make sure that whatever the existing garage measurement is from the eaves overhang to the property line and what we understand the property line to be, we will use that measurement for what the variance will allow for construction of the addition.” No comments were received by the Planning Office prior to the hearing, no public opposition spoke at the hearing, and proponent Kevin Orrino urged the board to approve the project as an improvement to the site. The motion to approve (recorded in the minutes as Variance 26-002) passed unanimously; the packet header for the hearing lists the item as Variance 25-002, a numbering discrepancy recorded in the minutes.
