The Planning Board on March 11 unanimously recommended approval of LPA-2025-002, a small-scale amendment converting four parcels on Southwest 64th Street from MRMD to Townhouse Residential (TR). Staff said the change corrects an obsolete designation and enables future rezoning to townhouse zoning categories already on the books (including RT‑18), which the city intends to use to promote neighborhood‑oriented townhouse redevelopment.
City planner Mark Albers explained the parcels are currently duplexes and that TR-18 is a pre-existing zoning option designed to fit narrow lots and allow accessory dwelling units where appropriate. He said the amendment does not rezone the properties today; it aligns the future land-use map with policy goals so property owners and the city can pursue townhouse redevelopment later. The board approved the amendment unanimously and the item will go to the City Commission for final action.
