Plan Commission members voted to approve Secondary Plat Petition PC 26‑25 for Greenview Phase 2, which adds 46 lots and three outlots to the Summertree/Greenview area. Jeff Yatsko of Olthof Homes said there were no changes since the Primary Plat and that the developer will dedicate right‑of‑way up to the ditch and is prepared to contribute to road costs when the adjoining parcel develops. Planning Administrator Josh Watson said the subdivision code requires two access points for residential developments exceeding 40 lots and does not require a third access point.
Commissioners asked about a proposed third access from the roundabout at Iowa Street and 109th Avenue; Yatsko said Olthof does not own the parcel to the south but will provide right‑of‑way dedication and contribute when that parcel develops. Mike Conquest asked about Outlot B; Yatsko said it will include a playground, gazebo, and seating area. The motion to approve (moved by Mike Conquest, seconded by Laura Sauerman) passed unanimously with conditions to address staff comments.
