Planning staff presented a rezoning request to change 91.26 acres from LFA to SF20 for up to 95 single-family homes on Ashley Circle. Staff noted the site contains an existing cemetery that will be preserved as open space and that the property sits in flood zone X.
Applicant (who identified himself as "Chef Guyton, 4605 B Oleander Drive in Myrtle Beach") said the developer previously withdrew a larger MRDP request following community opposition and returned with a plan based on 0.5-acre lots. "We came back with this as 0.5 acre lot plan," the applicant said, noting stormwater and USDA access issues that remain unresolved and that wetland constraints and the cemetery will reduce buildable yield. The applicant said a realistic yield after engineering would be significantly lower than some community concerns suggested. The commission did not vote and continued the item to allow staff and the applicant to resolve stormwater and USDA issues.
