Staff noted the proposal calls for 10,000-square-foot minimum lots, a gross density cited at about 0.66 units per acre and a net density near 1.45 units per acre, perimeter buffers and one wetland crossing estimated at less than 0.1 acre. The applicant said the MRD option was reconsidered because large required buffers would eliminate building area and instead proposed MRD1 with voluntary 50-foot buffers to screen development; the applicant described the plan as "46, 10,000 square foot lots" and characterized the design as relatively low-impact.
Commissioners asked questions about setbacks, wetlands and traffic thresholds. The applicant and staff said final yield and engineering — including stormwater and potential Army Corps of Engineers permitting for the small wetland impact — will determine the project’s final configuration; the commission continued the matter to the next meeting for additional engineering details.
