Council approves rezoning of 20 properties south of Newell to R2
Summary
After a Planning Commission recommendation, the council approved an ordinance rezoning 20 parcels on the south side of Newell Avenue from Central Business District to R2 residential to align with the comp plan and existing residential uses.
The council voted unanimously to approve an ordinance rezoning 20 properties on the south side of Newell Avenue from Central Business District (CBD) to R2 residential. Planner Jason told the council the change is consistent with the comprehensive plan, the properties are primarily single-family in use, and the Planning Commission recommended approval by a 5–1 vote.
Jason explained that five of the lots are owned by the Christian church (parking and building grounds) and that rezoning to R2 would not eliminate home occupations. "...staff's bringing forward a motion to approve the ordinance in your agenda packet, which could rezone these 20 properties from CBD to R2," he said. After brief council discussion there was a motion and second to adopt ordinance 20241218-01; the motion passed unanimously.
Staff noted the designation was consistent with adjacent zoning and lot sizes, and the change is intended to address council concerns about CBD-allowed uses in that residential pocket. The city will update zoning maps and notify affected property owners of the ordinance change.
