The Fort Myers City Council approved Ordinance 4051 on May 19, rezoning about 6.7 acres adjacent to the MLK corridor from light industrial to heavy industrial to accommodate a proposed 90,000-square-foot flex-warehouse.
Planning staff explained the parcels were recently annexed from unincorporated Lee County and the applicant requested IH zoning. A developer representative presented conceptual renderings and said the team will proceed to permitting once zoning is secured. The representative noted the project would combine five parcels into a single development and include landscaping and site planning review.
Council members expressed concern about the corridor's historical development and potential effects on the Dunbar community. One councilmember cautioned that increasing heavy industrial zoning near the MLK corridor "will further hinder the healthy progress of this corridor of the Dunbar community." Staff and the developer said the site context contains existing industrial uses and that landscaping and site planning requirements will be applied during review. The motion to approve the rezoning carried by voice vote.
