Bensenville board upholds denial of special-use permit for 1081 Entry Drive after debate on past compliance

The Village Board on Tuesday voted to uphold a CDC denial of a special-use permit to allow motor-vehicle repair at 1081 Entry Drive, following an extended exchange between staff, the petitioner's representative and trustees. Curtis (Community Development staff) told the board the site had a history of outdoor storage and compliance issues and that the village's updated zoning code generally requires special use for repair activities in I-1 districts.
Marshall Subak, representing the petitioner, said the business has operated at the location since 2018 and that the owner holds a rebuilder's license and a sales license with the Illinois Secretary of State. Subak told trustees the owner primarily repairs vehicles he sells and that last year the business sold about 73 vehicles, 45 of which needed work. "We're just asking for an opportunity so we can continue the business in Bensonville," Subak said, warning that denial would cost four employees their jobs. After debate about prior correction notices, enforcement history and zoning intent, the board voted to deny the appeal and uphold the CDC's recommendation.
