The Shabbona Zoning Board/Planning Commission recommended that 506 West Cherokee Avenue receive a front-yard setback variance to allow a 22-foot setback for a new covered porch. The resident/applicant described the proposed porch, said the house front sits at roughly 28 feet from the property line and that contractor drawings show a 22-foot setback; board members discussed sight lines and neighborhood character.
During public comment the applicant also reported receiving an apparent scam invoice from a contractor for $4,953; the applicant said the contractor or sender put the applicant's name on the invoice and the matter was discussed only as background (no payment was made and the applicant later confirmed it was a scam). The board then reviewed the standard variance criteria, with members agreeing to add a condition that the porch not be converted into habitable space without returning to the board. A motion to recommend the variance with that condition passed on roll call with four yes votes; one member was absent.
David Meyer noted both the 506 variance recommendation and the 501 rezoning recommendation will be presented to the village board on Sept. 18 and that the building inspector will not sign off on plan review or allow construction until the village board acts.
