Senior community planner Karina Maldonado told the board that the proposed business would occupy about 4,750 square feet within an eastern building on a 1.24-acre property and that staff found the conditional use consistent with the comprehensive plan and supplemental standards for vehicle service uses. The application includes eight parking spaces (including one ADA space), and staff recommended approval with conditions concerning landscape, trash system coordination and electrical load calculations.
Applicant Mead Altveder described the business as "not regular automobile" service but a low-traffic operation for exotic and high-performance vehicles that has supported internship opportunities for local students. Altveder also submitted letters of support; staff read two letters into the record describing positive student experiences and the business's arts-community contributions.
A board member moved to approve the use with staff-recommended conditions; the motion was seconded and the board voted in favor with no oppositions. The approval is conditioned on the listed staff items, the shared parking agreement and required departmental permits.
