The board amended the original request to remove a separate lot-coverage increase (the applicant had sought 48% but signaled willingness to reduce coverage or proceed at the 35% limit), and approved the setback reduction as the minimum relief needed.
Applicant Justin Lerman described the lot as irregular and undersized (about 8,680 square feet) and said he planned an attached one-car garage that would be difficult to fit without the additional side-yard relief. "I plan on putting a 1 car garage in," he told the board while explaining why the northern setback reduction was important for access and street orientation. After board discussion about the lack of a detailed plan and the importance of granting minimal relief, the members amended the motion to remove the high coverage request and approved 5-foot setbacks on both sides in a roll-call vote that was recorded in favor by all members present.
