The Historic Resources Preservation Board approved HRP project 26‑00100130 to construct a new two‑family structure of roughly 1,600 square feet behind the contributing front house at 218 South K Street in the Southeast Lucerne Historic District.
Staff told the board the new building meets zoning and the site's design has been revised at staff request to align more closely with a masonry vernacular style (smooth stucco finishes, shingle roof and revised balcony detailing). "The proposed new construction is designed with material and detailing that is generally consistent with masonry vernacular architecture and is differentiating as new construction," staff said. The design locates the new building well to the rear of the lot to minimize street presence.
Applicants Rebecca and Brian, who live at 218 South K Street, said they intend to keep the contributing front house unchanged, maintain the mature front landscaping and use the rear unit as rental housing; Rebecca said the new building is set about 97 feet back from the street. A board member moved to approve the project with staff conditions and the motion passed without recorded opposition.
