Planning commission approves 2.214-acre lot split in Gratis Township for Ferguson family

The Preble County Planning Commission voted to approve Case 1645 on May 21, authorizing the separation and reclassification of a 2.214-acre tract from a roughly 22.719-acre farm in Gratis Township so a new home can be built. Art Smith moved the approval under Sections 804, 801 and 1103.01; Celeste Caplinger seconded and the motion passed in a roll-call vote with all members voting yes.
Scott Ferguson, who spoke for the applicants, said the parcel is being set aside so his daughter can move back to Preble County. "My daughter wants to move back into the County, and we have this land," Ferguson said. The application materials cited roughly 795.4 feet of frontage on the south side of Lantis-Geeting Road, about 522 feet east of Johnson Road, in Section 11 of Gratis Township. Ferguson told commissioners the house will be sited to avoid cutting the existing woods and that driveway access will likely require a culvert.
Commissioners asked clarifying questions about the acreage and placement. Annette Harris-Mann asked about the arithmetic in the packet; Zoning Director Brad Kramer directed members to the application map for exact measurements and parcel lines. John Haber asked whether the existing wooded stand would remain and whether the driveway would require significant tree clearing; Ferguson replied the driveway would route around the trees and that a culvert would likely be required for access.
After the approval, Brad Kramer told the applicants the matter will next appear before the Rural Zoning Commission on June 2 at 7:00 p.m. in the same venue for the procedural follow-up. The commission adjourned after concluding the agenda.
