Keith Curran of Boll Engineering said the project proposes “about a 50,000 square foot, restaurant depot building with a 171 parking spaces, 3 curb cuts, and 5 loading... docks.” He explained the stormwater approach would include deep-sump hooded catch basins, proprietary water-quality units, and a subsurface infiltration basin to promote groundwater recharge and reduce peak runoff. Staff said the site was filed under the local wetlands protection ordinance only and that a recent Letter of Map Revision changed the floodplain mapping in the area, reducing flood-triggered concerns; the commission voted to close the hearing and issue the proposed order of conditions emphasizing erosion and stormwater controls.
The commission asked about construction entrance and stockpile locations and received a site plan response showing a proposed construction entrance and stockpile area; Curran said the contractor and final site operations could alter those details but the applicant must notify the city of changes.
