Council approves Val Nova Town Center preliminary plat, aligning Lot 36 with master plan

Clyde Capital Group representatives presented the Val Nova (formerly Spring Valley) Lot 36 preliminary plat, which follows the previously approved master-plan (PUMP 1) allocation for mixed housing, open space, and greenway connections. Project representatives said the phase would deliver a mix of attached single-family product and detached lots and that the final unit count for Lot 36 would trend slightly below the master-plan cap of 148 units.
Staff told council the proposed layout is consistent with the master-plan expectations and described required site-specific conditions that will be attached to the approval. Planning staff noted the development proposes sidewalks and a 10-foot regional pathway along the greenway and that the overall Lot 36 buildout will achieve the maximum densities established across the full PUMP 1 development once future phases are developed. After a brief council discussion, the council voted to approve the Val Nova Town Center preliminary plat with the recommended conditions of approval.
