The Mansfield Planning and Zoning Commission voted unanimously on Aug. 3 to rezone roughly 0.75 acres of a 3‑acre parcel at 167 Baxter Road from Professional Office‑1 to Rural Agricultural Residential (RAR‑90). The action, filed as map amendment P1393, will allow the existing structure to be converted to a single‑family residence.
Applicant Max Geigel said he intends to purchase the building and move in; he told the commission, "I'm interested in purchasing the house to turn into a single family home for myself," and said the rezoning would make the property consistent with surrounding uses. Staff explained the rezoned portion is limited to the PO‑1 portion of the parcel and the remainder will remain flood hazard zoning. The commission found the proposal consistent with the town's plan of conservation and development and other regulatory criteria.
The motion to approve the map amendment was moved and seconded during new business and passed unanimously; the map amendment becomes effective Aug. 15, 2026. The vote followed a public hearing that included support from nearby residents and an acknowledgement that the applicant serves on another local board but was acting in a private capacity for this application.
