Alex Gagnon of Beta described the childcare building as “the third building of our master plan” intended to support employees and prioritize on‑site childcare. The applicant’s team, including Stantec, White and Hudson Landscape Architects and Scott and Partners Architects, walked the board through landscape plans, cross-lot connection proposals (including a reserved connection to the adjacent Pete’s RV property that Beta has since acquired), and site amenity locations.
Staff asked for an updated traffic memo tailored to the 40‑student childcare building and confirmation that prior master‑plan traffic assumptions still apply. The board also discussed tree retention: consultants proposed proactively moving seven recently planted river birch trees that lie in the corridor of the reserved cross-lot connection rather than preserving them in place and later relocating larger trees. Beta proposed a compromise on sugar maples in the childcare ‘sugar bush’ play area after staff noted arborist concerns about overplanting maples and disease vulnerability.
Design details for the playground fence were provided (split-rail with an internal wire mesh) and accepted as compatible with the forest‑school concept pending final construction notes. The board also debated head‑in versus parallel parking for drop‑off and asked the applicant to improve sight lines by relocating certain trees if necessary. For a proposed shared pedestrian/vehicular plaza and tabletop crossing, the applicant agreed to add sign plans and rapid flashing beacon details to reduce vehicle speeds and improve pedestrian visibility.
After confirming the outstanding items (updated traffic memo, sign plan, sight‑line review and a few plan consistencies), the board moved and unanimously continued Beta’s site‑plan application SP 2535 to Oct. 21, 2025.
