The Melbourne Beach Planning & Zoning Board on Aug. 4 approved the site plan for 322 Hibiscus Trail following a short staff presentation and questions about driveways and tree removal. Chair Dan Harper called for a motion and the board voted unanimously to approve the application.
Board members and staff focused questions on a swale shown on the survey that crossed the planned driveway and on how many garages were depicted in the plan. Building assistant Steve Freeman said engineers had reviewed the drainage verbally and would provide documentation. The contractor, who identified himself as Greg Coughlin, said the plan requires removing a single poinciana to accommodate boat parking and that most large trees would remain. "It's a poinciana tree we're gonna take down for the boat parking," he said.
The motion to approve was moved, seconded and carried "4 0," and the board closed discussion on that agenda item. The board flagged the drainage-swale depiction for follow-up with the town engineer and asked staff to include any supporting engineering documentation in the project file.
