The Uwchlan Township Planning Commission on Aug. 5 recommended approval of the preliminary/final land development plan for 675 Peck Road (APG Peck Road), a roughly 10-acre subdivision proposing six residential lots and preserving about 61% of the site as open space.
Applicant attorney Gina Gerber told the commission the plan proposes six lots with about 3,000-square-foot home footprints and noted the application exceeds the township's open-space minimum. The developer requested several waivers, including allowing a cul-de-sac longer than the ordinance's 500-foot limit (proposed 698 feet), narrower curb radii (30 feet instead of the 40-foot requirement) and using the existing Peck Road cartway width rather than widening frontage.
Commissioners also discussed a fee-in-lieu for the fiscal-impact study: staff noted the township fee of "$2,000 per residential unit," which would total $12,000 for six homes. The commission's recommendation listed the waiver sections and required compliance with multiple review letters; a motion to recommend approval with the requested waivers passed by voice vote and will be forwarded to the Board of Supervisors.
Staff cautioned that the project must obtain outside agency permits, including DEP and conservation-district requirements for riparian-buffer restoration and MPDES/Chapter 102/105 permitting. The applicant indicated those permit conversations are ongoing and said they may propose township land for required plantings.
