Planning Commission approves Smiths’ lot-line adjustment, transfers 0.51 acres to neighboring Chavez property

At its Oct. 28, 2025 meeting, the Uintah City Planning Commission unanimously approved a lot-line adjustment requested by Kevin and Natalie Smith that transfers 0.51 acres to the adjoining property owned by Elaine Chavez. The applicants said the additional land will be used to accommodate the Chavez family's farm animals and equipment being moved from Enterprise, Utah. Commissioner Brandon Minster moved to accept Lot 7 of the Gleave subdivision lot-line adjustment; Vice-Chair Glenn Williams seconded and the motion carried.
Commissioners and staff noted the application included meets-and-bounds descriptions, a full survey and corrected a prior unrecorded 2022 adjustment, clarifying an irregular boundary. The city engineer reviewed and found the proposal acceptable. A four-foot-wide private drive (lane) was planned in coordination with the fire marshal to ensure access for fire suppression. The Commission recorded that the adjusted parcel will retain a single tax ID and that any future development (such as a home or barn) would need to return to the Planning Commission under the subdivision ordinance.
