Commission approves one-foot height variance for accessory rooftop terrace, conditions added for north-elevation articulation
Summary

The commission granted WS26-0338, allowing an accessory structure to exceed the 25-foot height limit by roughly one foot to accommodate a rooftop gym and terrace, subject to a condition requiring architectural articulation on the north elevation.
Applicant Adrian Plata presented elevations showing the rooftop terrace and described internal floor heights that produced the modest height increase. Several commissioners expressed concern about a 44-foot-long, blank north elevation visible to neighboring lots and requested cost-effective architectural pop-outs, windows or similar articulation. Commissioner Kirk said small architectural adjustments could substantially improve neighborhood compatibility; the applicant agreed to work with staff to add articulation to the north side. The commission approved the variance with the stated condition and the action is final unless appealed.
