Planning board approves addition, driveway/parking questions remain for 2 Grove St.

Gabriel Nogueria told the South River Planning Board that his family bought the 100+ year-old house at 2 Grove St. in 2006 and needs more space for a growing family. Architect and planner Joseph Hyland presented Exhibit A1 (sealed survey), described the proposed addition and explained the variances requested.
Hyland provided planning testimony asserting the addition would not substantially harm the community and said the applicant would retain a civil engineer to address stormwater concerns raised by the board engineer, Justin Cornell. Planner Todd Bletcher pressed for a final bedroom count to calculate required parking and suggested adding a fourth parking space or constructing a two-car garage, which would affect impervious coverage and setbacks. Chairman Robert Bodak questioned basement kitchen egress and emergency exits.
After closing public comment, the board voted to approve PB-2025-25 (Nogueria) on a motion by Sandra Adelino, seconded by Mayor Peter Guindi. Roll call in favor included Adelino, M. Almeida, Byrne, Giannakopoulos, Guindi, B. Almeida and Bodak. The application was approved with the applicant's commitment to hire a civil engineer to resolve drainage issues.
