Rye Conservation Commission seeks flagged trees and a follow-up site walk for proposed 120 Brackett Road subdivision

Corey Colwell of TF Moran presented a subdivision and house plan for 120 Brackett Road, a 6-acre parcel with approximately 96% wooded cover and frontage on the outskirts of the Berry Brook watershed. The proposal would create a 1.5-acre second lot with a 1,600 s.f. house footprint and keep the house, deck, septic and driveway outside the 100-foot Berry Brook buffer; trees at the rear of the lot (28 total) are proposed for removal to create a modest lawn and yard space.
Commissioners raised concerns about installing a lawn in a wet area and asked for the trees proposed to be cut to be flagged for a second site walk. Secretary/Clerk Hugh Lee and other members suggested buffer plantings where the right side of the proposal approaches 60 feet from the wetland. The Commission scheduled a follow-up site walk to review the flagged trees and grading details before final recommendations.
