Planner says overlays and density increases will add dozens of affordable units

During the Feb. 11 presentation on the amended Housing Element & Fair Share Plan, David Novak described how the Borough plans to generate affordable units through zoning overlays and density changes. Novak said the four proposed overlay areas would generate 12 units and increasing allowable densities on some sites would generate 52 affordable units.
Novak also described a spending plan for rehabilitation and affordability assistance and said the Borough recently adopted a mandatory ordinance requiring a 20% set-aside across the board for any inclusionary home. Board members asked where the zoning changes are shown in the plan; Novak directed them to page 38 for the overlay maps and said the Borough can pursue other amendments or consent orders if additional components are needed.
The Board approved the amended plan after the discussion and with no public speakers.
