Senior Planner Yvonne Conatser presented a variance application for 306 S Highland Avenue to allow a five‑foot side lot setback so the property owner can construct a 20' by 36' addition on the north side of the existing house.
Staff noted one north neighbor submitted a letter indicating no objections and confirmed the backyard tree will not be impacted per the site plan. After discussion, Board Member Will Hawthorne moved to approve the variance with staff conditions; Board Member Steve Ambielli seconded and the motion carried unanimously, 6–0.
The variance approval permits the owner to proceed with building the addition in compliance with the conditions noted by staff.
