P&Z approves General RV expansion preliminary plat; road connection to be public

Senior Planner Yvonne Conatser presented the General RV Expansions East preliminary plat (full plan dated Jan. 7, 2025) for 12565 W Colonial Drive, proposing two commercial lots for RV office/sales and storage and a dedicated right‑of‑way to connect Garden Commerce Parkway to West Colonial Drive.
The board asked about the construction timeline and whether the new connection would be a public road. Jordan Draper of Kimley‑Horn, representing the applicant, said portions of the property will be fenced for storage and that construction will require the road connection during phase one. "The road connection will be needed for construction, confirmed the road will be a public road and this is the only access for the new retail and storage area," the applicant said. Board Member Will Hawthorne moved to approve the Preliminary Plat subject to staff conditions; the motion was seconded by Board Member Jimmy Dunn and carried unanimously, 6–0.
The approval is subject to staff conditions and recording of the Final Plat prior to site development. Staff noted portions of the site will include a screen wall for the storage area and that final access and driveway configurations must be recorded with the Final Plat.
